In April 2026, A. J. Johnson will partner with the MidAtlantic Affordable Housing Management Association for four live webinar training sessions for real estate professionals, particularly those in the affordable multifamily housing field. The following sessions will be presented:
April 16: Critical Policies for Affordable Housing Properties - While understanding the technical compliance requirements for affordable housing programs is essential, it is equally important to have solid operational policies in place. This full-day training covers the key operating and protection policies every affordable housing property should implement. It includes a comprehensive discussion of the following policies: Management Plans, Property Policies, Resident Transfer Policies, Waiting List Management, Sexual Harassment Policy, Criminal Screening, Reasonable Accommodations, VAWA, and Fraud Prevention & Detection. The session concludes with a discussion of the unique issues related to "layered" projects. This training is designed for both site staff and supervisory and compliance personnel.
April 21: Violence Against Women Act (VAWA) Implementation on Non-HUD Properties - The Violence Against Women (VAWA) Reauthorization Act of 2013 expanded VAWA protections to many affordable housing programs, including the Low-Income Housing Tax Credit (LIHTC) Program. While HUD has provided detailed requirements for VAWA implementation at HUD properties, there has been no uniform guidance for other affordable housing owners and managers. A proposal before Congress would require LIHTC Extended Use Agreements to include VAWA requirements. The IRS has not issued guidance, and although many state agencies are requiring VAWA plans, they are not providing details on what these plans should contain. This 2.5-hour training, along with the course materials, will review VAWA requirements and recommend best practices for developing VAWA plans for LIHTC and other non-HUD properties. The session will be presented by A. J. Johnson, a recognized expert in the affordable housing field and the author of "A Property Manager’s Guide to the Violence Against Women Act."
April 21: Reasonable Accommodation & Modification Requirements for Multifamily Housing - The two-hour live webinar will focus on the specific duties and responsibilities of multifamily rental managers regarding accommodating the needs of disabled applicants and residents. The differences between a "modification" and an "accommodation" will be explained, as will who is responsible for paying for them. Several court cases will be used to illustrate the legal requirements.
April 23: De-escalation & Crisis Intervention in Affordable Housing - Property management staff often face challenging interactions with residents that can quickly escalate if not handled skillfully and professionally. This 1.5-hour webinar offers tools to manage tense situations, handle crises, and encourage constructive communication within affordable housing communities. Topics include spotting early warning signs of escalation, staying calm under pressure, using verbal de-escalation techniques, and prioritizing personal safety. The training emphasizes empathy, boundary setting, and consistent rule enforcement while maintaining fairness and respect for residents. Real-world case examples will demonstrate how to respond to residents experiencing stress, mental health crises, or conflicts with staff or neighbors. Participants will learn practical strategies to resolve conflicts confidently, protect staff well-being, and create a calmer, more cooperative housing environment that supports long-term occupancy stability and community trust.
